This policy will affect even small sites, as Councils are also requiring affordable housing contributions on sites, from as few as two units in some areas. The black hole in public finances means that not only will these changes occur whoever is in government but will also put a greater emphasis on landowners and developers subsidising affordable housing and other community services. This could significantly affect land values and development profitability. "It is a difficult time in housing, but there are options," says Stuart Woodward, Managing Director of Levvel. "We are looking forward to speaking to developers, land owners and property professionals who are struggling to make developments viable. There are many changes ahead in the property market, but we can help."
