June 2008 The Government's desire to see all new home built to the JRF's Lifetime Homes standard has received a further boost from the Housing Corporation's decision to make the standard a condition of grant by 2011. While many of the elements of the standard are to be welcomed, there are drawbacks - some of the items included in the standard promote less efficient layouts and impose significant costs. The large parking spaces required where parking is adjacent to the home may be difficult to achieve on high density sites, larger circulation spaces such as staircases and corridors may come at the cost of living spaces that purchasers are likely to value more highly and the requirement to provide a living space, scope for a future bedspace and a wheelchair accessible WC/shower room at ground floor level may present a challenge, particularly where town houses are envisaged. Eagle-eyed readers of the Government's own consultation document will also notice that, in failing to provide side access to the toilet, the generously proportioned bathroom illustrated on page 94 might not meet the Lifetime Homes standard. Care is certainly required at the design stage.
